Imagining how you would decorate it and what furniture you would place where can often overshadow the other important things you should be looking out for before you buy a new home for yourself. Firstly, location, location, location. If you’re moving to an entirely new area and don’t have any idea of which areas are safe and which aren’t, do your research. Crime rates can’t always determine which neighborhoods are good and which are bad since freak events can happen, but do your research on the location if you’re new to the area. As well as safety, you also want to check surroundings before you buy a new home. Do you use public transport? If so, are there adequate options available to you? Are there any issues with sound around the property, for example, is it based near an airport, or by a telephone pylon?

Secondly, damp can be a major issue when buying a new home. The main signs to look out for when inspecting for damp within a property are moldy smells, watermarks on the walls or around the skirting boards. If there are no visible signs of damp but the room has just been freshly repainted, or has heaters in the room in an attempt to dry it out for viewings, look further into the issue before making an offer.

Thirdly, look into the electrics, the plumbing and most importantly, the roof. All of these aspects can be very expensive should you have to replace things, so make sure everything is fairly new, in full working condition or if you’re choosing to invest in a home that you already know needs a little work, assess the work that needs to be done and if need be, get a rough quote from the plumber/electrician/roofer.

Assess the space you have available, particularly storage space, which can often be overlooked. If you already have a lot of furniture, make sure the dimensions of the rooms will hold it all. Your real estate agent should be able to give you the dimensions and drawing up a simple to-scale drawing should let you know whether you will have enough room or not. Storage space is another aspect to look out for; there needs to be enough hidden storage space for everything you need to keep tucked away, such as vacuum cleaners or spare duvets, etc. If there aren’t specific storage closets, are the rooms big enough to build in some shelving or cupboards for yourself?
